Meet my new team member, Amy!
If you attended November’s client appreciation party or the Hop into Uptown event last month, you met Amy. And the very fact that I can hold these events and make them a permanent part of connecting with my clients is due to her joining the team. I am notorious for ideas and then delegation and she is the best at turning ideas into a delightful reality. For the love, the woman made me 7 foot tall styrofoam peeps. She is amazingly talented, resourceful and discerning. Her talents naturally led to her new role as a realtor on my team and a resource for all my clients.
Thanks to Amy, my clients will receive higher levels of service regardless of my schedule. If you have seen me in the last five weeks, I’m sure you fully understand why this is so necessary and exciting. I’ve been running on adrenaline and dedication and not a lot of sleep.
The market is bustling and yet, it is a truly distinct market from anything I’ve seen in over 20 years in the housing industry. Everyone is talking about interest rates and inflation in
the media, understandably, but people are buying, and doing quite
well for themselves in the meantime.

Quick market observations:
-There are two kinds of people, those waiting for rates to come down and those that don’t think rates will decline meaningfully anytime soon. The latter also includes people who started in the wait camp and then realized prices
aren’t coming down either and are committing to refinancing in the future. The latter camp is buying, the former may be waiting for a long time.
- Listing prices are holding steady with some increase, but not at the same rate of appreciation as years prior.
- Concessions from sellers are back and I’ve had concessions of $20,000 from seller’s on two sales this last month. This lessens the pain of interest rates, a lot.
Market Update-Investory Special
One truth of this market that I see showing is that if you are going to be a real estate investor you either need to be a rock star realtor(or operate like one), or hire a rockstar realtor The number of bad flips and investments gone wild I have seen in the last few weeks, yikes. But, savvy investors are making killer deals in this market, so if you are going to invest-be like my clients, savvy.
